Why water damage happens in Kendall
Kendall is an unincorporated area and census-designated place in Miami-Dade County, about 14 miles southwest of downtown Miami, with 80,241 residents at the 2020 census, according to Wikipedia. Water damage restoration in Kendall starts the way it does anywhere: the crew finds where the water went, measures it and dries what can be dried.
Our project files include one Kendall job, photographed in October 2024. It is a 23-photo file that shows a crew member in gloves and shoe covers checking a wood-look plank floor with a pinless moisture meter. That file is the reason this page exists, and it is described below as the photos show it. On a call we ask what is wet and whether the water is still running before anything else.

Kendall homes and buildings, and how water gets in
Our South Florida page describes Kendall, along with Doral, Hialeah and Homestead, as newer slab-on-grade construction, where water travels sideways under tile instead of soaking down into a subfloor. That is the loss people mop up and then discover weeks later, so a floor is checked across a wide area, not only where the puddle was.
Kendall is not one neighborhood. Wikipedia says the name has moved west over the decades and is now most often applied to the area more formally known as West Kendall, and it lists Pinecrest, an incorporated village, on Kendall's east edge. If you are unsure whether an address counts as Kendall, call anyway. Crews are dispatched across our South Florida service area.
The Kendall job, as the photos show it
The 23-photo file, from October 2024, follows a crew member in blue gloves and shoe covers across a glossy wood-look plank floor with a pinless moisture meter held flat to the boards. The first frame below is a close-up with the meter's display in frame. The second, taken two seconds earlier, shows the same check from farther back, with the crew member's boot in a white shoe cover beside the meter. Other frames in the file show a thermal camera in hand and the rooms.
We describe only what the photos show: the tool, the floor and the protection the crew wore.
What a pinless meter check on a plank floor tells a crew
A pinless meter reads moisture below the surface of a floor without pushing anything into it, so the boards are not marked. Its number is a relative reading, and it means something only next to a reading from the same material that is known to be dry. The crew compares readings across the floor to find where the wet area starts and stops, then records them so the next visit can be compared with the first.
Wood-look plank floors take on water at the seams and under the boards, where a surface check can miss it. Whether the planks can be dried in place or have to be lifted depends on those readings, so we do not decide it before measuring.
Rain, storms and a seven-foot elevation
Wikipedia lists Kendall's elevation as 7 feet and records that Hurricane Andrew severely damaged Kendall and the surrounding South Dade area in August 1992. Heavy rain and storm-driven water can come in through doors, sliders and window frames, and water that crossed a yard or a street is contaminated and handled under contaminated-water protocols, not simply dried. We document each entry path separately.
