## Where in Broward County we work

We serve Broward County. Each city linked below has its own page with local housing, water risks and questions, written for that city. Pick yours, or call (786) 213-9489 and tell us the address.

## North Broward: the Intracoastal cities and the planned suburbs

Along the coast, Deerfield Beach, Lighthouse Point and Pompano Beach border the Intracoastal Waterway, with canals, seawalls and waterfront condominiums. Water losses there often involve tidal canals, salt air and buildings with shared risers.

Inland, Coral Springs, Parkland, Coconut Creek and Margate are suburbs built on land that was drained from the Everglades. Their lakes and canals are part of the drainage system and take heavy rain first, and much of their housing is slab-on-grade single-family homes, townhomes and condominiums managed by associations.

## Central Broward: the river neighborhoods and the 1960s communities

Fort Lauderdale, Wilton Manors and Oakland Park are laced with rivers and canals, including the Middle River, so seawall height and high water matter here. Tamarac, Lauderhill, Plantation and Sunrise grew up from the 1950s and 1960s onward, with many condominium and villa communities and a large number of buildings whose plumbing is decades old.

## South and southwest Broward: the coast and the large suburbs

Hollywood, Dania Beach and Hallandale Beach are on the coast, where beachfront and Intracoastal condominium buildings shape the losses. Pembroke Pines, Miramar, Weston, Davie and Cooper City are suburban cities and towns of association-managed neighborhoods, lakes and slab homes, with the Everglades close to the western edge.

## How water gets into Broward buildings

East of the Intracoastal and along the rivers, the ground is low and tidal canals are close. A heavy king-tide week in the fall or a stalled summer storm can put water in a garage or at a threshold without a pipe breaking anywhere. Floodwater from a lake, canal, river or street is treated as contaminated (IICRC Category 3) under the S500 standard, which means removal of the porous materials it reached, cleaning and antimicrobial treatment as well as drying.

Many losses start inside, though: a failed water heater, a split supply line, a clogged air-conditioner drain line, or a roof, window or sliding door that let wind-driven rain in. Broward's heat and humidity then work against drying. Wet drywall and baseboards can start supporting mold growth within a few days, so extraction and drying are the first work done, and where growth is already established we remediate under the IICRC S520 standard.

## Condominiums, houses and commercial buildings

Broward is a mix of beachfront and Intracoastal condominium buildings, 1960s and 1970s condominium villages, slab-on-grade single-family homes in association-managed neighborhoods, and commercial centers. In a condominium, water crosses unit lines, so we coordinate access with building management and dry and document each affected unit we are given access to separately. In a single-family home on a slab, a leak spreads sideways under tile or laminate before it shows, so we map the wet area with moisture meters and thermal imaging first.

## What happens when you call from anywhere in Broward County

1. **You call.** A person answers (786) 213-9489 at any hour. Give the address, say what is wet and whether the water is still running, and tell us about any gate, association or building access requirements.
2. **A crew is dispatched.** A crew can be on-site in as little as 60 minutes in Miami-Dade. Broward and Palm Beach dispatches take somewhat longer. Response times vary based on crew availability and demand.
3. **Standing water comes out and the wet area is mapped.** The crew extracts standing water, then finds the edge of the damage with moisture meters and thermal imaging, so drying equipment goes where the water went and not only where the stain shows.
4. **Drying is measured every day.** Air movers and dehumidifiers run against a recorded dry standard. Moisture readings are taken each day, and the structure is called dry only when the materials reach that standard.
5. **You receive the documentation.** Time-stamped photos, moisture readings and equipment logs for the loss are provided to you. For a condominium, each affected unit we are given access to has its own record.

### How fast can a water damage crew get to my Broward County home?

Restoration Doctor of South Florida answers (786) 213-9489 24 hours a day. A crew can be on-site in as little as 60 minutes in Miami-Dade. Broward and Palm Beach dispatches take somewhat longer. Response times vary based on crew availability and demand.

### What are the common causes of water damage in Broward County?

Common causes are failed water heaters and supply lines, clogged air-conditioner drain lines, and roof, window and sliding-door leaks during storms. Near the coast, canals and rivers, water can also come in from outside during heavy rain or king tides.

### Is canal or flood water handled differently from a pipe leak in Broward County?

Yes. Water that comes in from a canal, a lake or a flooded street is treated as contaminated, IICRC Category 3. We extract it, remove the porous materials it reached, clean and treat the area, and dry the structure to a measured standard, instead of only drying it.

### Do you work in Broward County condominiums?

Yes. We coordinate building access with management, dry and document each affected unit we are given access to separately, and keep common areas on their own record. Tell us your building's access rules when you call. We do not decide who is responsible for a loss; that question belongs with the association, an insurer or an attorney.

### Do you respond after a hurricane in Broward County?

Yes. We operate through hurricane season. After landfall we cover roof and window openings first with temporary tarps or board-up where needed, then extract and dry. A crew can be on-site in as little as 60 minutes in Miami-Dade. Broward and Palm Beach dispatches take somewhat longer. Response times vary based on crew availability and demand.
