> On December 27, 2025, a pin meter in a unit in a Miami Beach multi-unit building read 9.7% to 30.3% on its WOOD scale and 21.4% to 24.6% on its BLDG scale across painted walls. Restoration Doctor of South Florida logged the job in 1,084 photos through February 2026. This case gives each reading, its scale and its time.

## Wall readings at the arrival visit, December 27, 2025

During the arrival visit the crew went over the walls with a pin-type moisture meter. The display shows which scale is selected, WOOD or BLDG. Both are relative scales: on drywall a value is a comparison, not a measured moisture content of the gypsum, so every number below is printed with its scale. These are the six wall readings whose digits are legible in the photos, in the order they were taken. Times are Eastern time from the photo records.

- 29.5% on the WOOD scale at 5:36 p.m. This is the “before” frame on the project card.
- 9.7% on the WOOD scale at 5:36 p.m., six seconds later.
- 30.3% on the WOOD scale at 5:45 p.m., beside torn-open drywall (first photo below).
- 28.8% on the WOOD scale at 5:45 p.m.
- 24.6% on the BLDG scale at 5:46 p.m. (second photo below).
- 21.4% on the BLDG scale at 5:58 p.m. (third photo below).

- Photo: The display reads 24.6% on the BLDG scale. 5:46 p.m., December 27, 2025.

## What the file says about a dry standard

A note attached to the 5:46 p.m. photo in the CompanyCam file reads “Dry standard up to 24%.” The note names no material and no scale, so this page treats it as a note on a photo, not as a dry standard of its own. The guide linked below explains how dry standards are set.

The legible wall readings in the file are all from December 27, 2025. The file holds no photo of a final wall reading, so this page does not say the walls reached a dry standard.

## Room-air readings on three days

Handheld meter displays in the file show room-air humidity on three days, each with the air temperature beside it. The temperature was different each time, 76.1°F, 76.5°F and 87.4°F, so the three humidity numbers are not a drying curve. The displays label each number as relative humidity (RH).

- 64.7% RH at 76.1°F, December 27, 2025, 5:44 p.m.
- 63.4% RH at 76.5°F, January 6, 2026, 5:22 p.m.
- 60.2% RH at 87.4°F, January 7, 2026, 12:31 p.m.

- Photo: The same kind of meter: 76.5°F and 63.4% RH. 5:22 p.m., January 6, 2026.

## The work the photos show, in order

On December 27, 2025 the crew used a thermal camera as well as the pin meter. On January 3, 2026 the photos show plastic sheeting taped up around the work area and the ceiling drywall opened to the joists, with a flexible duct and insulation exposed. By January 5, 2026 the kitchen shows air movers and other drying equipment set among opened walls and an open ceiling.

The file continues to February 20, 2026 with later work this page does not describe. Its last photos show dehumidifiers lined up in a corridor, an empty room and dehumidifiers strapped onto a truck bed. The file records no dry date and no equipment count, so this page gives neither, and it states no drying time.

## Frequently asked questions

### What did the wall readings show?

On December 27, 2025, a pin meter read between 9.7% and 30.3% on its WOOD scale and between 21.4% and 24.6% on its BLDG scale on painted walls, at different spots over about 22 minutes. The two scales are not interchangeable, so the numbers are not a progression.

### What do WOOD and BLDG mean on the meter?

They are the scale settings shown on the meter's display. On drywall both give relative readings, not a measured moisture content of the gypsum, so a number is read against the same scale at a dry reference spot. This page prints the scale beside every value for that reason.

### Did the walls reach a dry standard?

This page does not say so. The legible wall readings in the file are all from December 27, 2025, and the file holds no final wall reading we can show. A note on one photo reads “Dry standard up to 24%.” without naming a material or a scale.

### How long did the drying take?

This page gives no drying time. The photo file runs from December 27, 2025 to February 20, 2026, but a photo log is not a drying time, and the file records no dry date.

### Did you repair the walls and ceiling afterward?

No. We extract, dry, dehumidify, contain and document. We do not repair or rebuild. If a wall or ceiling needs repair after drying, we can refer you to licensed contractors.

### Do you work in Miami Beach?

Yes. This case is from Miami Beach, and crews are dispatched across our South Florida service area, 24 hours a day at (786) 213-9489.
