## Why water damage happens in Miramar

Miramar was incorporated on May 26, 1955, and is named for the Miramar area of Havana, Cuba. The city's history page says the name means “Look at the Sea” in Spanish. At incorporation Miramar had fewer than 200 people and about 2.9 square miles, bounded by SW 64th Avenue on the east, University Drive on the west, the Dade County line on the south and Pembroke Road on the north. The city's community page now gives its size as 14 miles from east to west and 2.5 miles wide.

The city calls its historic part Historic Miramar and has been upgrading drainage there in phases, the first finished in 2007. Country Club Ranches, a community the city is connecting to its water system in seven phases, is a different case. Water damage in Miramar can begin outside, with rain that outruns the drainage, or inside, at a pipe, a water heater or a drain line. On a call we ask where in the city you are and what kind of building it is.

## Miramar homes and buildings, and how water gets in

Miramar began as a development by A.L. Mailman, who bought the land from H.D. Perry Sr. in 1953 and built 56 homes. The city's founding history page describes them as inexpensive homes of concrete with flat roofs. The city also says its redevelopment is concentrated in the eastern quarter, which has been largely built out since the mid-1960s, and lists water, sewer and drainage improvements among that work. A flat or low-slope roof, of any age, tends to drain slowly, so a clogged roof drain or a worn seam can let water into the ceiling below.

Which parts a building has depends on when it went up and what has been replaced, so the crew treats each address on its own terms. It asks what kind of building it is, where the supply and drain lines run and what the floors are made of, then finds the edge of the wet area with meters and thermal imaging before any equipment is set. In a townhome or condominium building a leak can cross a unit line: we coordinate access with the association or building manager and keep a separate record for each unit we are given access to.

## Historic Miramar: drainage being upgraded in phases

The city's Historic Miramar Drainage Project aims to alleviate flooding in the city's historic part. Its project page says the noted problem in most locations is drainage that does not exist, such as catch basins, pipes and exfiltration systems, and that most swales have filled in over time with silt or landscape material and no longer work. The project has six phases. Phases 1 to 4 are complete, the first in 2007 and the fourth in 2024, and phase 5 is in design. The phase boundaries on the page name Countyline Road, State Road 7, SW 64 Avenue, SW 25 Street, Pembroke Road, Miramar Parkway, the Florida Turnpike and University Drive.

Where drainage is thin, heavy rain can pond at a garage door or a ground-level entry and move into a slab-on-grade building. The city says its swales are designed so that runoff from a rain event percolates within 72 hours, and that water still standing after that means the swale is not working. Once street floodwater is inside, the IICRC S500 standard counts it as Category 3. Porous materials it soaked are removed, the surfaces that stay are cleaned, and drying follows.

## Copper pipe pinhole leaks, which the city has a page about

The City of Miramar has a page devoted to copper pipe pinhole leaks. It carries an independent water quality evaluation, the presentation from a virtual workshop held on March 23, 2021, and a list of frequently asked questions. A pinhole leak is a very small hole in a pipe wall. It can weep or spray inside a wall or above a ceiling for a long time before a stain shows, so the first sign may be a damp baseboard, a musty smell or a rising water bill.

Which pipe failed, and why, is a question for a plumber. Our work starts once the water is stopped: we extract standing water, follow the moisture through floors, wall bases and ceilings, and dry the structure while a technician logs readings daily.

## Country Club Ranches: a water main being extended in seven phases

Country Club Ranches is the community on the city's Country Club Ranches Water Infrastructure Project page. The project brings municipal drinking water to homes there in seven phases. Phase 1 included Old Miramar Parkway from SW 136th Avenue to SW 124th Avenue. Phases 4 to 7 are on the private roads SW 124th, 126th, 128th, 130th and 132nd Avenue, with the easement for the main generally next to the canal.

Whether a house runs on city water or a private well, a failed supply line, a water heater or a well pump or pressure tank can put water on a slab, and the work is the same: stop the water, extract it, map the wet area and dry it to a recorded goal. Canal, lake or street floodwater that reaches the inside is Category 3.

## Lift stations, sewer lines and backups

Miramar's wastewater travels through lift stations. The city's utilities page says its East Wastewater Collection division maintains 129 of them, and that its sewer inspection and maintenance program is meant to keep groundwater and rain water out of the sewer system. Sewage that comes back through a drain into a home is Category 3 water under the IICRC S500 standard.

Until the crew arrives, leave that line's fixtures alone and keep people and pets away from the wet area. Extraction comes first, then removal of the porous materials the water soaked, then cleaning, treatment and drying. Who or what caused the backup is not ours to decide.

## What happens after you call from Miramar

1. **Call and say where in Miramar you are.** Reach us at (786) 213-9489 whatever the hour. Give the street address, whether it is a house, a townhome or a condominium unit, and the association or building manager's name if there is one.
2. **Stop the water and keep out of wet rooms.** Shut the supply valve at the fixture, or the main shutoff for the building. A drain that has backed up is best left unused, with people and pets kept out of the wet room. Where several units share a riser, building management controls its valve.
3. **Extraction, then a moisture map.** Standing water comes out first. A moisture map follows, taken with meters and a thermal camera across floors, wall bases and ceilings in every affected unit we are given access to. Contaminated water adds a step: the porous materials it soaked are removed and the surfaces cleaned.
4. **Drying, daily readings and your record.** Air movers and dehumidifiers go where the map says the water went. A technician logs readings daily, and the job is dry when the materials reach the goal set by the IICRC S500 standard. Each unit we were given access to gets its own photos and readings.

## Water damage questions in Miramar

### How long until a crew reaches a Miramar address?

Callers in Miramar reach a person at (786) 213-9489, day or night. A crew can be on-site in as little as 60 minutes in Miami-Dade. Broward and Palm Beach dispatches take somewhat longer. Response times vary based on crew availability and demand.

### The city is upgrading drainage in Historic Miramar. What if street water still comes into my home?

Keep away from the wet area if outlets are near it, move belongings off the floor, photograph the water line and call. Street floodwater is Category 3 in the IICRC S500 standard. The crew pumps it out, takes out the porous materials it soaked, cleans what remains and then dries to a recorded goal.

### Miramar has a city page on copper pipe pinhole leaks. What happens after a pinhole leak wets a wall?

A plumber deals with the pipe. We extract standing water, trace the wet area with meters and thermal imaging, and dry the wall, floor and ceiling while readings are logged each day. A slow leak can wet more than the stain shows, which is why the map comes before the equipment.

### Do you serve Country Club Ranches?

Yes. Country Club Ranches is on the City of Miramar's water main project page, and we serve every city, town and village in Broward County, Miramar among them. Call (786) 213-9489 with the address and tell us about any gate or private-road access. Whether the house runs on city water or a private well, a leak is dried the same way.

### My Miramar drain backed up into the house. How is that different from a pipe leak?

Sewage is Category 3 water in the S500 standard, so the job is extraction, removal of soaked porous materials and cleaning before any drying. The city says Miramar's sewage moves through lift stations, but the response inside a house does not depend on the cause. Leave that line's fixtures unused, keep people and pets out, and call.

### Which cities near Miramar do you serve?

Every city, town and village in Broward County is in our service area, and nearby Pembroke Pines, Hollywood, Cooper City and Weston each have a page of their own here. One number covers all of them: (786) 213-9489.
