## What do mold Condition 1, 2 and 3 mean?

Mold Condition 1, 2 and 3 is a three-step scale describing how much fungal material sits in a space and whether any of it is actively growing. Condition 1 is a normal indoor environment, Condition 2 is settled spores that travelled from a growth area and landed somewhere they never grew, and Condition 3 is actual growth on or inside a material. The scale comes from the mold remediation standard published by the IICRC, known as S520, and it is the shared language an assessor writes a protocol in and a remediator writes a scope in.

## What does settled spore contamination look like in practice?

Most of the time, it looks like nothing. That is the difficult part of Condition 2. ## Who assigns the condition, the assessor or the remediation company?

In Florida the two roles are licensed separately and the law keeps them apart. Under Florida Statutes section 468.8419, a mold assessor or the assessor's company may not perform remediation on a structure they assessed within the last twelve months, and a remediator may not assess a structure they remediated in that window.
